On a site, a utility easement it is the portion of earth where utility, such as electric, gas, water, or telephone, lines and systems reside. Although this area of the site is technically owned by the property owner, the appropriate utility company has legal right to enter the area at any time, for the express purpose of monitoring, repairing, or servicing the lines. The utility company does NOT have any legal right to use the property for any other purpose not directly related to the service that utility is providing. The utility easement is categorized as an easement which is required as part of a contractual agreement when accepting a utility's service.
